Where would you look for an often overlooked marketing tool?? Under the desk?? Behind the yard sign?? OK, I?m just being silly.? You?d look at direct mail pieces, actually.
Even though I focus on web-centric real estate marketing tools, I also work with clients on writing and designing some print advertising, too.? There are still good reasons to have print marketing materials and postcards.
I don?t advocate using direct mail exclusively.? First, the Internet is where the consumers are.? Second, the cost of direct mail has gotten to the point where depending on it as your main marketing tool would bankrupt you in short order.
But, a well-placed and well-written direct mail campaign can be very cost effective.? And, that point was brought home again when I read the post on Active Rain by Barbara Todaro.? You need to go look at her post to see the examples she included in the post.
Here are the things she did right:
- She chose a relatively low-priced mailing piece.
- She used a direct response approach.? That means she made an offer and told the people what to do to take advantage of it.
- She made the mailing piece simple.? No long-winded messages.? Just the right message and the right offer.
And, what were the results?? Well, if you could get 5-6 more listings from selling one home, would you go read the post?
